Service — Full Service Rentals
An empty property is the most expensive kind.
We take a property that earns nothing and turn it into reliable monthly income — handling the marketing, the viewings, the vetting, the contract and the tenancy, so the only thing you handle is the statement.
The arithmetic
Every empty month is gone for good
Owners leave properties empty for understandable reasons: the paperwork is opaque, the horror stories are loud, and nobody wants a tenant they cannot get rid of. So the flat sits there, still costing you condominium fees, IMU, insurance and heating — and returning nothing at all.
The risk is real, but it is manageable, and it is managed at the selection stage rather than in court. Vet properly, price correctly, document the handover and stay close to the tenancy, and letting a property becomes unremarkable. That is what we are paid to make it.
What we handle
The whole letting, not just the introduction
Getting it let, at the right rent
- Rent positioning. We benchmark against what comparable properties nearby are actually achieving, not what they are advertised at, and review the figure at every renewal.
- Presentation. Honest advice on the small changes that move the rent — and the ones that do not repay the money.
- Professional photography and a written description in English, Italian and German.
- Listings and distribution across the portals owners here actually get results from, plus our own contacts among local employers.
- Viewings conducted by us, in person. You are never asked to travel for one.
Choosing the tenant, and keeping them
- Documented vetting. Identity, employment, income and references verified on paper — and every applicant met face to face.
- Contract preparation and registration, with the right form of tenancy for your situation, whether that is a standard long let or a transitional contract.
- Deposit, guarantees and insurance arranged before the keys change hands, including rent guarantee cover where it makes sense.
- Photographic inventory and check-in, with meter readings and utility transfers completed on the day.
- Ongoing management: rent monitored, maintenance calls answered, annual indexation applied, renewals and notices handled on time.
- Check-out inspected against the original inventory, with deductions evidenced photograph by photograph.
The process
From empty to earning
-
Assessment
We visit, assess the property honestly and give you a realistic rent range and time to let. Free, and without obligation.
-
Preparation
Any agreed work completed, then photography, floor plan and listings in three languages.
-
Selection
We run the viewings, vet applicants thoroughly and bring you a shortlist with the evidence. You choose.
-
Management
Contract, inventory, check-in and then the quiet part: rent arriving, issues handled, you kept informed.
What you actually get
Yield without the calls
Nothing to pay until it is let
The placement fee falls due when a vetted tenant signs. If we do not let it, it has cost you nothing.
One statement a month
Rent received, costs incurred, anything outstanding. Clear enough to hand straight to your accountant.
We are the number they call
The tenant contacts us, not you — including at 22:00 on a Sunday when the boiler stops.
Decisions stay with you
We recommend; you approve. No spending above the agreed limit, and no tenant placed without your say-so.
Questions
What owners usually ask
What does the service cost?
Finding and placing a tenant is charged as a one-off fee based on the agreed rent. Ongoing tenancy management is a fixed percentage of the rent collected, billed monthly. There is nothing to pay until a tenant is signed.
How do you check a prospective tenant?
Identity, employment and income are verified in documents, not taken on trust. We ask for payslips or accounts, confirm the employer, request a previous landlord reference where one exists, and meet every applicant in person before recommending them.
Do I have to accept the tenant you propose?
Never. We present the shortlist with the evidence behind each applicant and a recommendation. The decision is always the owner's, and we will keep looking for as long as it takes.
What if the tenant stops paying?
We monitor payments and contact the tenant on the first missed date, which resolves most cases quickly. If it does not, we advise on rent guarantee insurance before the tenancy starts and coordinate with your lawyer if formal steps become necessary.
Can you manage a tenancy that is already in place?
Yes. We can take over an existing tenancy, review the paperwork, introduce ourselves to the tenant and run it from there without disturbing the contract.
